SELLER EDUCATION
do you need an agent to sell a house?
In the State of Georgia, the law does not legally bind a home seller to hire a real estate agent. However, we have outlined below why we believe it is in your best interest as a seller to hire an agent with full competence of laws, regulations, contracts, and agreements of Real Estate in Georgia.
What Is The Cost To Hire A Listing Agent?
The cost of a listing agent is dependent on an agent's agreement with their broker and the circumstances of the seller. Each broker outlines a commission rate paid by the seller and (almost) always split between both buyer and listing agents upon sale. All costs are outlined in the final contract and are approved by both parties before exchanging any payment.

AgreementS
A seller agency agreement is a binding written contract between the seller (you) and the listing agent (us). This contract allows us to perform our services at the highest professional level. Without a seller agency agreement, your "agent" is NOT legally permitted to give you professional guidance or advice.
Seller Responsibilities In This Agreement
Upon signing a seller agency agreement, the seller (you) is now bound to the listing agent (us) through a written agreement. This means that the seller promises to neither seek real estate information nor market or sell real estate without the agreed listing agent.
Agent Responsibilities In This Agreement
Upon signing this agreement, the agent becomes the sole representative of the seller. The agent is bound to serve the seller to their highest professional level by putting the seller's needs before any other. The agent will analyze market data, advise in negotiations and contracts, and protect the seller throughout the entire marketing and transaction process.
Selling a home is a major financial decision that can have extreme financial ramifications - positive and negative. We cannot stress enough how important it is to have proper representation to protect yourself, your family, and your finances.
